Increased focus on sustainable development through a new sustainability strategy

Stendörren Fastigheter AB is a listed real estate company in warehouses, logistics and light industry. Furthermore, some of the properties are refined through conversion for residential purposes – all with a clear focus on sustainability. Stendörren owns properties worth SEK 12.4 million, mainly in urban and suburban locations in the Mälardalen. In addition, Stendörren has recently established itself in the Helsinki, Copenhagen and Oslo regions. Since its inception in 2014, Stendörren has carried out active sustainability work and in 2017 a sustainability strategy was designed which, among other things, resulted in a 41 percent reduction in climate impact (kgCO2e/sqm) and 17 percent more energy-efficient premises (kWh/sqm). Stendörren recently launched a new sustainability strategy with even higher ambitions, especially regarding sustainability in real estate development and social sustainability. The strategy covers different areas where each area has different sub-goals. Among other things, there are the sub-goals of achieving 100 percent fossil-free energy utilization by the year 2030 and net-zero emissions of carbon dioxide in new production by the year 2030. In addition to approximately 800,000 square meters of rentable space, the company has around 650,000 square meters of building rights to develop. – The extensive volume means that it is important that we have a sustainable way of working. From all aspects, a sustainable business is of the utmost strategic importance for Stendörren. Both tenants, employees, financiers and all other stakeholders demand that we contribute to a sustainable and equal development of our society, says Erik Ranje, CEO of Stendörren. Development of the building rights takes place partly through new construction on land without housing bodies and partly through densification through new construction on land where there are already houses. – Our strategy includes, among other things, the installation of solar cells and geothermal energy, but also that we use renewable materials such as wood and recycled materials. We see that the customers express requests for sustainable premises, which we of course want to meet and exceed, says Maria Jonsson, Head of Development at Stendörren. Today, Stendörren has four housing units totaling approx. 25,000 square meters in production. All meet high sustainability requirements with the goal of achieving BREEAM-SE certifications at Very Good and Excellent level. The increased level of ambition in social sustainability is natural as Stendörren also conducts housing development by converting business areas into residential areas. – Some of our business properties are in urban locations that developed into attractive residential locations. Here, social sustainability work comes in as a natural part, for example by offering jobs and internships, both during production and during property management, to groups of people who are far from the labor market, says Fredrik Holmström, Head of Sustainability at Stendörren. with analysis of the entire stock to manage long-term climate risks regarding, for example, the risk of flooding according to the Task Force on Climate related Financial Disclosure (TCFD).
