Climate-smart investments effectively against fee increases
Published: December 1, 2022, 10:33 amMari-Louise Persson is environment and energy manager at Riksbyggen. Reducing energy use is one of the biggest challenges the country’s condominium associations struggle with. To meet this, Riksbyggen has developed climate-smart savings measures that have proven to be effective in several parts of the country. – We see that associations that optimize energy are not hit as hard by higher energy prices, says Mari-Louise Persson, environment and energy manager at Riksbyggen.Read more about Heating optimization 24/7Riksbyggen wants to be a safe partner and an important support for the condominium associations that are under their management, both in terms of law and finance. In recent years, more and more has started to deal with the sustainability aspect. – For us, these issues have been important for many years, but considering how hot the energy issue is right now, we see a big difference. Nobody talked about this the same way five years ago. The high electricity prices are not fun, but we see positive effects through increased know-how, says Mari-Louise Persson.
Many conversations about the new service
Many conversations Riksbyggen has with its associations today are about their new service Energy management. The service is for creating more efficient energy use in properties, a comprehensive approach that can lead to major measures such as more efficient ventilation, facade insulation and solar cells. But often simpler solutions can make a big difference. – After all, we have our 24/7 Heating Optimization service that can save each association up to 20 percent in heating costs, while reducing carbon dioxide emissions. This AI service learns how the buildings react to weather changes and can therefore maintain a more even indoor temperature, says Jonas Holmgren, energy engineer at Riksbyggen.
Saves SEK 1.1 million – every year
Brf Rörestorpshus 2 in Värnamo is one of the associations that Riksbyggen has started helping with energy management, which includes 24/7 heating optimization. After the initial analyzes of the association’s properties, energy saving measures were presented that together would save the association 1.1 million kroner each year. – Despite all these measures, we will not have to raise the fee by more than 1.5 percent and that is a normal increase. It feels very good, says Ingemarie Ekblad, who chairs the association. Another example of a condominium association that received help from Riksbyggen with a larger investment is Brf Göteborgshus 38. The association in northern Gothenburg today has one of the country’s largest solar cell installations in a condominium association. – Thanks to us getting this in place, we – despite the current energy crisis – do not need to make any fee increases at all this year, says a happy chairman Mikael Johansson.
Crucial for the planet
Both associations take pride in the fact that they contribute to a better climate while saving money. Mari-Louise Persson, who spends a lot of her time on meetings with authorities and collaboration with her colleagues in other organizations, says that climate-smart and long-term investments, combined with helping to manage fossil-free resources, are crucial in the long run for our planet.- We ourselves work in both large and small ways to reach the scientific climate goals. It is about everything from switching to a fossil-free vehicle fleet to reducing the climate footprint of new production and helping our customers reduce CO2 emissions.Install solar cells in the condominium association?
